Call back and bitch about it to your landlord. NC Tenant law says "reasonable" notice. That pretty much means you need a judge to interpret the circumstances if there were a dispute, which is not going to happen in this situation. Is this emergency maintenance?

nopeit is for upgrades to the unit because we've chosen not to renew our lease (after a rent increase)they also want to start showing the place but there's still a month and a half left on the leaseI accept the necessity of both of those things but I insist on at least 24 hours written notice to maintain the quiet enjoyment of my dwelling

I think 24 hour notice is typical. But if it's an emergency, I think the landlord can come in with less than 24 hours notice.

i thought most companies wouldn't even show a place if people were still living there. hell, they wouldn't even show us this place the day after the people had moved out because they hadn't had a chance to paint, clean, etc.

17 hours is still reasonable, and 9:30am is a reasonable time to arrive as well.Unless you work 2nd/3rd shift and need to justifiably be asleep during the morning, you should just suck it up.Basically, next day notice is a reasonable time frame with notification during the business day. So calling you at 4:30pm to enter the residence at 9:30am the next morning is reasonable notification.They don't have to put it in writing. Pulling that card is not going to get you anywhere. The best you're going to get (if the landlord is decent) is to ask for a full business day's notice (aka notice on monday for a wednesday appointment).If you do work the night shift, then arriving at 9:30am is not reasonable and you should be very frank with your landlord about it. Have them come later in the day when you would naturally be awake.

Nothing you do is going to fix the problem. You're moving out, so they don't care if they piss you off. It's not in your lease that they have to give you 24 hours notice. It's not guaranteed by the statute. Basically, you have no choice but to suck it up and deal with it. If you want to make their life a living hell, you can do nothing to help them lease the apartment. I've been shown apartments that tenants were still living in, and it's not a pretty sell. These people were still in there when we walked through and had made no effort to clean up at all. That's the risk the landlord takes for showing it before you've moved out.

I move out of my shithole on the 31st. Since the 24th of January my landlord has shown our house for at least an hour and a half at least three days a week.

^^they showed us a similar, smaller unit that is their model and pictures of what this place looked like, but they wouldn't show us the actual unit. at my old place they showed me the actual unit because they had tons of open places. maybe that's just how they do things, wasn't sure if it was usual. we ended up deciding to rent here so i guess it worked out for them anyway.

I find it odd that someone would show an apartment with someone still living there. Most apartment complexes have models or at least empty units they can show. I've toured many apartment complexes and have never seen this happen. Now a rental house on the other hand, yes.

You should keep your private stuff and valuables independently secured within your dwelling anyway. With regard to privacy and sleep and stuff.
