My agent never tells me how she fights for my offer. She just keeps telling me the seller's agent is very firm on the price and have bunch of other offers. It drives me worried about my offer and makes me add more money.[Edited on June 28, 2012 at 12:36 PM. Reason : grammar]

A seller's agent will often claim they have multiple offers to try and convince you to take their offer. Doesn't mean it's true.

I don't know how desperate you are for this house or your timeframe but your options are:1) Pay the $7K more if you want to close now and put this behind you and concentrate on the baby. I'm sure you/your wife can make that $7K back in your lifetime.2) Be firm on $275K and walk away. You can see how quickly the seller becomes flexible or you can see how much harder your agent will fight for you.3) Meet in between and offer $278K as final offer. And stand firm.It's all in the art of negotiations. I personally would choose #2. This is a buyers market and the house you are looking at is nothing special.

Again, your agent can't do much about a seller's firm price.The seller's may not have cash on hand and need to sell above a certain price to cover their mortgage or obtain a new mortgage.1 month on the market is not a long time, especially in this economy. I wouldn't expect a list price drop until 5-6 months in, unless for some reason the sellers get/are desperate.Provide your best offer now; if they decline, then walk away.

^yep. if other homes in the area are selling way below value, then don't over pay.You need to look at a comparative market sheet and determine SP/LP (sale price/list price) and be in line with those. Tax records show the most recent comp is 207 Oswego Ct, 2568 sq foot paid $268,000 on 12/23/11. Seems like very similar house/sq footage in the same neighborhood. That's my friends. Their house was returned to market, not directly sold out. But I always use it as a standard. And our agent is through their recommendation, because they used her and got a deal.
